Mayor Zohran Mamdani, who ran on a promise to look out for working people, called the vote a "historic victory for New York City tenants." Honestly, no cap, Mamdani actually did what he said he was gonna do. Since he took office this year, he’s been putting the squeeze on the real estate lobby. She pointed out the obvious: the data shows rent-stabilized tenants are struggling just to pay for basic necessities while housing costs keep going up. Regular people are dealing with inflation on groceries and bills, so freezing the rent is the only way some families are gonna keep a roof over their heads.
The freeze is set to run from October 2026 to September 2027, covering everything from affordable housing units to high-rise spots across all five boroughs. Tenants at the hearings told the board straight up that their paychecks aren't keeping up with inflation, and that landlords haven't been using past rent hikes to fix up the buildings anyway. We've all seen it—broken elevators, no heat in the winter, and landlords nowhere to be found when things need fixing.
The head of the Real Estate Board of New York, James Whelan, tried to claim that this freeze is gonna make buildings fall apart because landlords won't have money for maintenance. But tenants know that’s just a scare tactic. They weren't doing the repairs when rent was going up, so crying about it now ain't gonna work.
Under the old mayor, Bill de Blasio, they only did one-year freezes. Mamdani went ahead and secured a freeze on two-year leases too, showing he’s really about that action. This massive win comes right after Mamdani's progressive crew swept the elections on Wednesday. Big-name candidates like Brad Lander and Darializa Avila Chevalier unseated incumbent politicians, showing that the power is officially shifting back to the community.
